Timber Subframe
Many loft boarding providers use a simple timber frame made from 2×4″ lengths, claiming it can support your insulation. However, this approach isn’t suitable for lofts that are already insulated.
Boarding directly on a standard timber frame can squash the insulation and place extra weight on the plasterboard below. It also fails to leave enough airflow beneath the boards, which is essential to prevent damp and moisture problems.

These boards had been installed directly onto a timber subframe and were touching the insulation. Without an air gap moisture forms on the underside of the boards and they slowly rot over time. Unfortunately, you usually can’t see this until it’s too late.

What is loft boarding?

Can I still insulate my loft if it's boarded?
Yes. Modern loft boarding systems are designed to sit above the insulation level. Raised boarding protects insulation while maintaining airflow, helping you stay energy-efficient without losing storage space.
Will loft boarding damage my property or void my warranty?
Not when professionally installed. A proper raised system won’t squash insulation, overload joists, or affect ventilation. In fact, when done correctly, it helps protect your roof structure and insulation — and won’t void NHBC warranties.
Is my loft suitable for boarding?
Most lofts can be boarded, especially if they have accessible joists and adequate headroom. We’ll carry out a full survey to check the structure, insulation depth, and any obstructions like wiring or pipework before installation.
What can I store on a boarded loft?
You can store lightweight to moderately heavy household items like boxes, luggage, decorations, and archive files. It’s not recommended for water tanks, boilers, or heavy furniture unless additional reinforcement is added.
